Concept Of Architecture Design

Successful professional relationship between architects and clients plays an important role and having trustworthy healthy relationship is a key of any business.Architecture is not only the art and science of mounting a good design for a client but also the skill of bringing that design to fruition as a real building.

Architects work are divided into number of phases and core activities are mentioned below

Introduction phase:-It’s all about initial formal meeting with clients related to overall development goals with a written brief, site plans and legal documentation issued to the architect.Its two way process wherein clients and architects chats and counsels each other so that healthy relationships can be formed.The architect after getting the suggestions of the initial briefing from the client then architect should advise them of their legal and CDM (Construction, Design and Management) responsibilities.Architects should also advice and inform clients about his working pattern means either time based work or fee based work and should be well communicate this to clients in advance.

Understanding and assessing client’s requirement:-This stage all about client’s brief is likely to expand partly from the conclusions of feasibility appraisals but also from knowledge gained by research into planning precedents, legal issues, engineering data and the technical constraints and nature of the project.Given the new knowledge generated by a feasibility and assessment exercise and parallel research, it is important to capture and agree how the brief has evolved and to formally agree and ‘freeze’ the brief for the next stage of work which is when the real design process begins.

Concept design phase– It is dynamic phase as that the architect and the client agree the goals and conclusions of the concept design process in advance. Concept design can be simply made up of a series of sketches, ideas and explorations or it can go into considerable depth including design illustrations, indicative plans, sections and elevations and 3D models of a development approach.Concept design can be undertaken on a time-charge basis as a fixed fee or as part of a full architectural services contract which should be decided with the client before binding to significant amounts of work.

Design development phase -A planning approval grants approval for a client and their design and construction team to construct the building. Once getting approval it gives the client certainty and captures real development value allowing them to raise capital against the approved scheme. This approval helps the project team to proceed with the delivery of the scheme as a physical reality.

Procurement phase

Transparency and fair play are very much important element in this procurement phase.In this phase signing of contracts takes place between both the parties (architects and clients).Once the tenders are returned the architect transcribes a tender analysis report which can be modify or clarify on the basis of tender returns. Once the choice of contractor is made, the architect draws up the contract documents for signature by the client and the contractor.

Construction phase

The construction phase of the project brings the dream to life and demands rigid till the end of the project. It involves examine any documents and drawings that the contractor puts forward and ensuring that the works are carried out in relation with the building contract.It’s a very significant phase in the architect’s scope of works as it is the only way that the architect can ensure that the project gets built as he has designed and developed with the client. With the conclusion of the building works the architect establishes the final accounts

Completion phase
At the end of the construction phase the architect assists the client with the handover of the building. It’s the moment when the client can list any works that they feel aren’t complete or don’t satisfactorily meet their expectations.
